  • For any cancellations or amendments of bookings, 4 days and above your scheduled check-in date, 50% of the monies paid are refundable.

Identification Documents

You must be at least 18 years of age to check-in and register for a room.

By Malaysian Law, in accordance with the Registration of Guest Act 1965, every person above the age of 12 is required to show an identity document with a photo (National ID, Driver’s License, or Passport) in order to be registered in the Resort. It is mandatory for all adults to present a valid photo identification at the time of check-in, without which the guest will not be allowed to check in.

The identification documents will be required to be verified as part of the registration procedure.

The management reserves the right to refuse to check in any guest who does not produce a valid IC/Passport. The cancellation of booking penalty will still apply.

Check-in and Check-out Time

Standard Check-In time is from 3:00 P.M to 6:00 P.M. and Check-Out time is at 12:00 P.M. Requests for early check-in or late check-out are subject to same day availability, and charges may apply.

Charges and Services Tax

Rates quoted are subject to 10% Service Charge and 8% Service Tax.

Tourism Tax

Effective 1 September 2017, a Tourism Tax of RM10 per room per night will apply for non-Malaysian guests and it will be collected at the hotel separately from and in addition to the existing villa charges and 8% SST.

Bedding Policy

Our villas are designed to accommodate up to a certain number of persons comfortably, depending on the type of villas booked. Beyond this, an additional person in the villas is subject to a supplementary charge.

Shortening of Stay

In the event of the shortening of a stay, no refund will be provided.

No Show Policy

In the event of a No Show, the Resort will automatically impose a full penalty charge.

Smoking Policy

Villa rooms are all strictly non-smoking. However, you may smoke at the terrace. Kindly discard the cigarette bud in the ashtray provided.

Any smoking of cigarettes or other forms such as drugs or vaping in any of the villa rooms will entail a RM1,000 penalty, for cleaning and refresher services.

Pet Policy

There is no pets allowed in the resort.

Pork (Non Halal Meat)

Any pig derivatives (any substances or compounds resulting from or derived from a pig such as lard obtained from pig fat, pork as a synonym for pig meat, and any gelatin produced from the bone and skin of pig etc) is strictly prohibited and shall not be allowed inside the premise either it is consumed or not.

Should any of pig derivatives substance found or detected either by physical evidence, CCTV footage, smell, waste, by witness report , etc; the management have the right to refuse entry without any refund or compensation and the management have the right to impose a compound/fine of RM 3,000.

Covid-19 Endemic Phase

All guests are advised to wear their own face masks at all times when they are in the resort’s indoor premises and outdoor public areas (i.e. reception, cafe’s, all indoor and outdoor public areas).

Inappropriate Behavior

It is the resort’s policy that all guests have the right to be treated with dignity and respect and as a responsible host we believe that we have a duty to our guests to protect them from inappropriate behavior. Should any actions by a guest be deemed inappropriate by the Manager, or is brought to the attention of the Manager, the resort reserves the right, after any allegations have been investigated, to take action. Depending on the severity of the guest actions, the Police may be involved at the resort’s discretion, or guests may be asked to leave the premise.

Limitation of Innkeepers’ Liability

Under section 4 of the Inn Keepers Ordinance No. 16 of 152, no innkeeper shall be liable to make good to any guest of such innkeeper any loss of or injury to goods brought to his inn, not being a horse or other live animal, or any gear appertaining thereto or any car or carriage, to a greater amount than the sum of five hundred ringgit, except in the following cases:

(a) where such goods shall have been stolen, lost or injured through the wilful act, default or neglect of such innkeeper or any servant in his employ;
(b) where such goods shall have been deposited expressly for safe custody with such innkeeper or his manager:

Provided always that in the case of such deposit it shall be lawful for such innkeeper or his manager, if he thinks fit, to require, as a condition of his liability —
(i) that the guest shall at the time of such deposit declare the value of such goods,
(ii) that such goods shall be deposited in a box or other receptacle, fastened and sealed by the person depositing the same:
Provided always that the innkeeper or his manager may refuse to receive for safe custody under this section goods of any one guest the declared value of which exceeds five thousand ringgit and that he shall in no case be liable for loss of or

Indemnity Clause

Guests or their personal property, including vehicles, are not insured by the property owners against loss or damage due to fire, theft, vandalism, natural disaster, rain, water, criminal or negligent acts of others, or any other cause.

The Resort shall not be responsible or liable in any liability, injury, death, loss, damage, cost and expense of any nature arising out of, and/or in connection with the acceptance of the reservation by and your stay at the Resort.

Damage to Property

We reserve the right to charge guests the cost of rectifying damage, caused by the deliberate, negligent or reckless act of the guest to the resort’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to send an invoice for the amount to the registered address.

Force Majeure

In case cancellation is due to fortuitous events, force majeure or acts of God as defined by law, both parties will make an agreement for rescheduling. If a rescheduling is not possible due to time and/or occupancy constraint, both parties will make a settlement and restitution, taking into consideration that none is at fault.

Changes to Terms and Conditions

Tema Teguh Sdn Bhd reserves the right to cancel, amend or vary the arrangements and content featured on our Website and/or change, amend, vary or add to these Terms and Conditions at any time without prior notice. Your continued use of our Services will constitute your acceptance of any such cancellation, amendment, or variation.
